Roofing is one of the most expensive maintenance costs of home ownership. Extending the life of your roof is the most effective way to mitigate these costs. Apex wants to make sure that you have all the tools in your knowledge toolbox to make sure your shingle roof is in tip-top shape and ready to stand the test of time. In addition to the steps below, we recommend that you have a roof inspection once every six months. Debris
Clear it! Keeping debris off your roof will not only ensure that it isn’t weighed down, but it will also help prevent roof rot. When sticks and leaves on the roof get wet, they get heavy, which makes your roof saggy and moist – the perfect conditions for rotting and damage.
Flashing
Check the flashing (or metal fixtures on your roof) to make sure they’re free of damage, corrosion, or holes. This metal is put in place to protect vulnerable joints in your roof, so holes or damage will allow water into these cracks and crevices.
Shingles
Inspect the shingles themselves for loose or damaged portions. Shingle bad spots are relatively easy and inexpensive to replace while they’re in their early stages, so call your contractor right away if you find a spot that needs attention.
Sealant & Caulking
Make sure all sealants and caulking are still in place and not degrading with time, sun exposure, and water exposure. If you’re missing some caulking, contact your contractor for assistance in updating the spot to make sure your roof stays watertight.
Gutters & Downspouts
Inspect your gutters and downspouts for debris or damage, Clear the debris and make sure they’re properly connected to the roof to allow proper water removal.
