Roofing is one of the most expensive maintenance costs of home ownership. Extending the life of your roof is the most effective way to mitigate these costs. Apex wants to make sure that you have all the tools in your knowledge toolbox to make sure your shingle roof is in tip-top shape and ready to stand the test of time. In addition to the steps below, we recommend that you have a roof inspection once every six months. 1. Safety First
Our number one safety tip is to leave all maintenance and repairs that require you to get on your roof to the professionals. Fussing and trying to find a leak as soon as it happens could end up with you hurt and in the hospital! Particularly in inclement weather, the slick shingles, pitch of the roof, and soft leaky spots do not lend themselves to a safe environment for a homeowner.
2. Keep Gutters Clean
Clogged gutters are the most common areas for roof leaks. Keeping gutters clean and debris-free can keep water from building up during heavy rain and keep your roof in great shape.
3. Identify Dry Rot
Dry rot is not due to water damage, but rather a lack of ventilation. The plywood beneath this area may be deteriorating.
4. Avoid Ice Buildup
Proper ventilation, rain and ice shields, and installing a drip edge will prevent ice from settling in under the roof membrane, shingles and gutters.
5. Check Valleys
The valleys – or the parts in the roof where two sections come together – are very vulnerable for leaks because this is where all the water from the roof comes together. When it starts sloshing violently it can force itself under the shingles and cause a leak. Keep an eye on these areas!
