How Much Do Your Roof Repair Services Cost?

As you might expect, the cost depends on your roof’s size and complexity, where the water is entering, and how far the damage has spread. Are we the cheapest contractor in town? No, definitely not. But that’s because we’re licensed, bonded, insured, experienced, and don’t use the cheap stuff or cheap labor. What good are low-quality roof repairs, anyway? That’s like dousing the fire with gasoline. Most roof repair jobs range from a few hundred dollars to a couple of thousand dollars, though every repair job is unique.

That said, we’re still in this business after 30+ years because we care about people and their homes. We’re not the cheapest, but we’re not the most expensive either. We can also help make the insurance claim process smooth and easy if that’s applicable to your roof damage.

Is Your Roofing Company Licensed, Bonded &#038; Insured?

This is an important question to ask before signing any contract for any work to be performed on your home or business by a contractor. Apex Exteriors does hold local licenses in all applicable cities and municipalities that require contractors to be licensed for all work performed in Illinois. We are also insured with an umbrella policy of $5,000,000 in coverage.   Being bonded basically means that we (Apex Exteriors, Inc.) have purchased a surety bond, also known as a third-party guarantee that is built to protect you financially if we were to fail to complete the job you contracted us to perform, or if we were to violate the terms of our agreement/contract, and lastly, if we were to fail to pay our suppliers or applicable subcontractors.   We can also pull any required permits in your city/municipality per your request. There&#8217;s Been a Severe Storm — What Should I Do?

Call Apex Exteriors at 847-531-8960 and contact your insurance company. And don’t get up on your roof. Our specialists will thoroughly assess any damage that’s been done. Until they arrive, keep an eye out for danger! There could be hazards like downed power lines or tree branches on the brink of falling. Check out your roof from a distance and, if possible, take photos.

What If I Need A Full Roof Replacement?

Your Apex exterior consultant will advise you if your roof is too far gone to repair and a new roof is the proper recommendation. They will discuss roofing material options, installation processes, and costs after the assessment has determined that repair is not the right path forward. What we won’t do is sell you roof repair work when what your roof really needs is to be completely torn off and replaced. What’s also beneficial is that we’re schooled in nearly every roofing material on the market. This is why we call our selection “experience-driven.” We’ll work within your budget and get you the most value possible, including warranty protections so you can move on with your life.

Will Homeowners Insurance Cover a Leaking Roof?

Coverage depends on what caused the damage and the terms of your policy. If the leak followed a storm, falling object, fire, or another covered event, contact your insurance company and document the visible damage. Damage caused by age, wear, or neglected maintenance may be treated differently. Apex Exteriors can inspect the roof, identify the source of the leak, and provide information about the needed roof repair. Our team can also explain the repair scope and provide supporting information during the insurance claim process.

Will You Use Subcontractors To Fix My Roof?

Unlike nearly all our competitors in Chicagoland, we DO NOT hire subcontractors to install new roofs on our customers’ homes. We only use our full-time, in-house crew members who are continuously trained to the highest levels of OSHA safety standards, fall protection, and the latest roofing installation best practices. All of this makes Apex a superior roofing contractor to partner with for your new roofing needs. This is an important differentiator to consider because temporary labor, also known as subcontractors, are very often unskilled, unsafe, and flat-out unreliable. That can delay your installation and compromise the quality of the finished roof. This is not the time for you to take risks by protecting and maintaining what is likely your largest investment. We certainly won’t be risking it.

It’s also worth noting — as we’ve seen hundreds of times before — that the cost of a cheap roofer now becomes quite costly later. Case in point, we get underbid by competitors all the time that use cheaper subcontracted labor. As such, these crews frequently cut corners like not installing new gutter aprons or drip edges on your new roof, skimping on the ice and water shields, flat-out using the wrong roofing nails or even not replacing faulty or rotted roof decking boards. By cutting corners like this, your roof’s life expectancy is likely cut in half… or worse. That means soffit, fascia and roofing issues are going to pop up on your new roof years or decades earlier than they had any right to. When you have the misfortune of having to make a home insurance claim due to your wind- or storm-damaged roof, you’re going to be sorely disappointed that your insurance carrier payout is drastically less than you had expected. That’s the real cost of a cheap installation.
