The details of Chicagoland roof replacements can vary quite a bit. In some cases, the process is pretty straightforward. However, some roofs have complex problems that call for a more advanced, customized approach.
That was definitely the case for John S.
Not only were the primary roof materials on his Winnetka home literally falling apart. But het he also needed a specialized solution for several related priority issues.

John Buys A Home With Serious Roof Problems
A while back, John purchased an old brick and stone house with plenty of standout architectural details. The building was beautiful, but its roof had multiple serious problems.
For starters, the roof’s original cedar shakes were disintegrating and losing their function. The old-fashioned spaced plank decking underneath these shakes was also in bad shape.
But that wasn’t all.
The roof had no overhangs and no place to install soffits. These components, tucked under a roof’s eaves, provide a vital source of roof and attic ventilation.
To make things even worse, the roof was exceptionally steep. It also held several unusually shaped dormers and a tight chimney-to-roof transition area.
Creating Our Customized Roof Replacement Plan
A well-thought-out approach is essential for any roof replacement. It’s especially important on a project as complicated as John’s. So, it was with great care that we put our plan together.
For his new roof material, we recommended low-maintenance, high-durability DaVinci polymer slate tiles. We paired this material with two-piece hip and ridge assemblies specially designed for steep roofs.
And in keeping with Chicagoland’s tough wintertime conditions, we completed this package with heavy-duty snow guards.
The lack of ventilation in John’s attic almost certainly contributed to the poor condition of the home’s roof. This issue had to be addressed in order to prevent similar issues in the future.
Since there was no room for soffits, we chose to install specialized fascia vents for greatly improved air flow.
The home’s uncommon dormers required us to devise another customized solution.
To properly protect them from the elements, we decided to use our advanced skills in the installation of no-rust copper flashing.
Before we could put this flashing in place, we’d need to install new siding on the dormers themselves. We also needed to install a customized copper pan in the space between the roof and chimney.
Getting John’s Approval On His Roofing Services
Of course, no roof replacement can proceed without customer approval. So, we presented our plan to John and explained our choices.
He was impressed with our thorough approach and consented to move forward. For his specific tile option, he selected DaVinci’s Single-Width polymer slate in a smokey grey color.
Carrying Out John’s Roofing Project
On the scheduled day, we arrived at John’s Chicagoland home and got things underway. In some respects, the work went as expected. But we also had to make some adjustments along the way.
For example, John’s attic had limited space. This meant we couldn’t get a good look at the roof’s decking until we removed the old cedar shakes.
Once it was fully exposed, we realized we’d have to replace all the spaced wood planks with high-grade plywood. This also allowed us to install components called attic baffles for extra roof and attic ventilation. These baffles also provided some much-needed attic insulation.
