Specialized Skylight Installation & Skylight Repairs For Chicagoland
Skylights Provide The Beauty, Function,
And Natural Light You’re Looking For
Apex Exteriors upgrades, replaces and repairs skylights across the Chicagoland area. We specialize in seamlessly integrating Velux Skylights into roofing structures using the manufacturers factory certified installation techniques. As a Velux certified installer, you can rest assured that your new skylights or skylight repairs are going to provide you and your home with years of worry-free operation and enjoyment.
When it comes to repairing leaking skylights, the truth is that most failures come from sun damaged, dry-rotted, and cracked skylight rubber seals and gaskets. Since most of the OEM replacement gaskets and seals for older model skylights have been discontinued, the only remedy is to replace the entire skylight unit or caulk around the perimeter of where the skylight meets the roof deck. The problem with this “fix” is that this will only keep water intrusions at bay for several months to a year from now and then you’ll be back to dealing with the same issue of water stained drywall or potentially worse. If you are lucky, the source of your skylight leak is the actual flashing that surrounds the entire skylight unit when it was originally installed. The flashing’s job is to provide a seal and move water away from the roof deck and sides of the skylights themselves, thus preventing any water penetration. The skylight flashing is actually a component that can be replaced and provide many years, if not decades, of trouble-free service life, saving you the investment of not having to completely replace an entire skylight unit.
Pro Tip: It’s sage advice to have your existing skylights thoroughly inspected prior to your full roof tear-off and roof replacement project on your home. This is most ideal time to replace tired and aging skylights rather than tearing into your new roof 2 years from now to replace problematic skylights that should have been addressed at the same time your new roof was installed.

The Sought-After Benefits Of Velux Skylights
Most of our customers have us install skylights to enjoy three core benefits: beauty, function, and warranty protection. Because we are a certified Velux skylight installer, we are able to offer the manufacturers extended warranties on their products… not every skylight installer in Chicagoland can say that.
Versatile Skylight Design
Velux offers a wide variety of skylights, including solar-powered, remote and manually operated opening skylights, fixed, custom architectural configurations, and commercial options. They even have built-in shades as an option! Our consultants can show you everything Velux has available in their current catalog.
Cleaner, Quieter, Safer Glass
Velux’s Standard Safety Glass uses two components to reduce upkeep: silicon dioxide for water streaks/stains and titanium dioxide for organic materials. In noise reduction, it also outperforms double-pane by 25% and plastic skylights by 50%! You’ll be able to choose between four glass options.
- Impact Glass (Ultra-Tough)
- White Laminated Glass (Commercial)
- Snowload Glass (Reinforced For Weight)
- Tempered Glass (Safety Break)
Unbeatable Warranty Protection
You get the industry’s best protection from the skylight industry’s LEADER. Velux deck and curb-mounted skylights have a 10-year warranty covering skylight/flashing installations (product/labor) and hail damage.
Velux also offers 20/10/5-year limited coverage for other potential product issues. Our consultants can explain all of the finer details for you.
Our Most Common Chicagoland Skylight Replacements
Sometimes, skylight replacements are part of roofing projects, and sometimes customers call us just to handle upgrading current failing skylights. Our most common projects include:
Residential Skylight Replacement
We get calls from Chicagoland homeowners ready to replace one, two, or even ten or more skylights on their home. They’re typically older models, showing wear and tear and age, and sometimes worse issues like leaking or rotting.
Residential Sun Tunnels
Rather than conventional skylights, Velux Sun Tunnels are a smaller solar tube with a low-profile roofline design. They use a specialized mirror to cast sunlight wherever you want it. Another benefit is that sun tunnels are a more affordable option compared to a standard skylight.
Commercial Skylight Replacement
We work with local businesses of all kinds to add natural sunlight, also known as daylighting, to their buildings in a way that looks great and delivers on the technical benefits like increased energy efficiency.

This company by far goes above and beyond more than any other contracting firm I’ve done business with. I’m renovating my family home that has not seen major repair work since 2001 when it was built. Just had the windows redone and Anthony walked me through the whole renovation and corrected all the flaws I was not happy with. On top of that they installed 25 non standard sized windows/ 6 ft sliding door and 3 architectural windows in a span of less than 8 hours. The crew were clean, respectful of the home and efficient. I also like the fact that they stand by their installation with a 50 year warranty. And the best part: I didn’t have to pay for anything till I was fully satisfied with the install!!! I can’t say enough good things about them. Definitely recommend. They did such a good job on my windows I’m having them do my roof as well.

Important Chicagoland Skylight Replacement FAQs
Is An Initial Consultation Really Needed?
Yes! Velux is a fantastic company, but many people get lost in its complex website, dozens of brochures, and product information library, including a video archive. Our consultants know it all and focus on you and your project needs. They narrow the field and make the process easier.
Am I In Your Service Area?
Are you in the Chicagoland area? If so, we can help. We cover Northern Illinois (Chicagoland) and Southern Wisconsin’s Lake Geneva region. The best thing to do is call us, but we also have a Service Area page you can explore, as well.
Do You Offer Skylight Repair Services?
Yes, but unfortunately many skylights cannot be repaired. Our expert team will come out and inspect your skylights to determine if it can be repaired or if the only real option is to replace the skylight entirely. Usually the repairs that can be made are minor caulking repairs caused by old and failing skylight seals & gaskets, but those tend to only be temporary fixes that need more caulking every year or so. Sometimes the source of the leak is the actual flashing around the skylight and if that’s your case, you’re in luck as this can be cost effectively repaired. Most of the OEM replacement parts on older model skylights have also been discontinued making other potentially viable repair options obsolete. If this doesn’t answer your question fully, it’s worth asking our team about your specific issues as we can send a team member out to your home and examine your specific skylight(s) issue and provide sound advice on what your best options are.
How Do Velux Skylights Increase Energy Efficiency?
Their natural lighting and passive heating throughout the year reduce your need for artificial lighting and HVAC. For those with models that open, the skylights provide great ventilation in the summer months as well. Most of their products are ENERGY STAR qualified for our region.
How Long Will My New Velux Skylights Last?
Our in-house installers, project manager, crew chief, and your project consultant will all work together to ensure your new Velux skylights last at least 20 to 30 years. Velux products are high-quality and made of weathertight materials. They’re proven to endure and be reliable.
I Have More Questions About Skylights. Help!
