Essential Roofing Contractor Questions Every
Glen Ellyn, IL Homeowner Should Ask
The right questions reveal everything about a contractor’s professionalism, experience, and commitment to quality. These conversations distinguish qualified professionals from those who might leave you with costly issues.
Quality contractors eagerly share references from satisfied customers throughout DuPage County. They’re proud of their work and confident in their results. Contact at least three recent customers to discuss their experience, asking about project timeline, cleanup practices, and overall satisfaction.
Creating a comprehensive roof services checklist helps ensure you ask the right questions and evaluate contractors thoroughly. Professional contractors explain their material selection process and why they recommend specific products for your home’s unique needs.
Avoid contractors who push only one brand or the cheapest available options. Quality professionals offer multiple choices with honest assessments of each option’s benefits and limitations.
Red Flags That Signal Unreliable Roofing
Contractors In Glen Ellyn, IL
Recognizing warning signs early prevents costly mistakes and protects your home investment. These red flags appear consistently among contractors who deliver poor results or disappear after collecting payment.
Legitimate roofing companies don’t need to chase customers door-to-door, especially after storms.
Professional contractors build their reputation through quality work and satisfied customer referrals. Storm chasers often pressure homeowners into immediate decisions with limited-time offers.
Extremely low bids often indicate corner-cutting on materials, labor, or safety protocols. Quality roofing requires proper materials and skilled installation – both of which come at a cost. Cash-only payment requests eliminate paper trails and make warranty claims difficult to pursue.
Understanding how to hire the best roofing contractor provides valuable insights that apply to residential projects as well. Professional contractors accept multiple payment methods and provide detailed invoicing.
Contractors without an established local presence can’t provide ongoing warranty support or emergency services.
They often lack knowledge of local building codes and permit requirements. Our transparent pricing reflects fair value for quality materials and expert installation.
The Value Of Choosing Local Glen
Ellyn, IL Roofing Contractors
Local contractors bring unique advantages that out-of-town companies simply cannot match. These benefits extend far beyond the initial installation and provide long-term value for your roofing investment.

They know which products perform best in our region and can recommend solutions that maximize longevity.
Many homeowners discover that summer timing for roof replacement offers significant advantages in our climate. Our team has weathered countless Chicagoland storms alongside our customers, ensuring your new roof handles whatever nature delivers.
Local contractors provide faster emergency response when storms damage your roof. They’re invested in maintaining their community reputation and prioritize existing customers during crisis situations. We’ve seen firsthand how insurance complications can create urgent roofing needs.
Our highest caliber workmanship includes both manufacturer coverage and our workmanship guarantee. Unlike contractors who leave homeowners dealing with subpar installation problems, we ensure quality from start to finish and remain available for ongoing support.
Making Your Final Glen Ellyn, IL Roofing
Contractor Selection Decision
The selection process culminates in choosing a contractor who combines technical expertise with professional integrity. This decision impacts your home’s protection and your family’s safety for decades.
Professional contractors provide comprehensive written estimates that detail materials, labor, timeline, and total costs.
These documents become the foundation for your project agreement. Vague estimates or verbal quotes create opportunities for disputes and unexpected charges.
Pay attention to how contractors communicate throughout the evaluation process.
Professional companies return calls promptly, answer questions thoroughly, and respect your time. Poor communication during the sales process often indicates problems during installation.

At Apex Exteriors, we understand the concerns homeowners face when vetting contractors – and we’re here to provide clear, honest answers that help you make confident decisions about your roofing project.
Are You Licensed, Bonded And Insured?
Yes, yes and yes! This is a really smart question to ask any contractor before signing any paperwork. Apex Exteriors does hold local licenses in all applicable cities and municipalities that require contractors to be licensed for all work performed in Illinois.
Being “bonded” basically translates that Apex Exteriors, Inc. has purchased what is known as a surety bond, also commonly referred to as a third-party guarantee that is built to protect you financially if we were to fail to complete the job you contracted us to perform, or if we were to violate the terms of our agreement/contract, and lastly, if we were to fail to pay our material suppliers or applicable subcontractors. Lastly, our business is insured with an umbrella policy of $5,000,000 in coverage. Our Illinois roofing licenses are as follows:
104.015352
105.003372
Are Your Crews In-House Or Subcontracted?
All of our residential exterior remodeling projects are executed with our full time in-house crew… no subcontractors here. However there are cases (commercial/industrial roofing and siding projects) where we do bring in certain subcontractors, one’s we’ve built relationships with over the nearly 40 years of our business so we know they are skilled and reliable. Ultimately, they’re held to the same standards as our in-house teams and deliver the same high-caliber workmanship.
Do You Take On “Smaller” Exterior Projects?
You bet we do! We assist with small projects all of the time, such as minor siding and roof repairs, emergency tarping, gutter repairs, soffit and fascia repair, and during the wintertime we’ll even remove ice dams from your roof. In fact, we have an entire in-house service team dedicated to nothing else but these types of smaller projects. It’s just one of the reasons why Apex Exteriors has been the go-to exterior remodeling company in Chicagoland for over thirty years. When other roofing and siding contractors scoff at the idea of a small repair, we’re staffed to fix your exterior issue promptly and properly.
How Long Has Apex Exteriors Been In Business?
A LONG time. Our Story goes back to the 1980s when we were known as Top Side Roofing. Basically, thanks to the housing crash of 2007-2008, we had to close that business and open the doors of Apex Exteriors in 2009. Collectively, our team represents centuries of experience in residential, commercial, multi-family, and new construction exterior projects.
Is Apex Exteriors An “Expensive” Company To Work With?
We’d say no for three reasons. First, our team delivers the lasting, high-quality workmanship and value that our customers pay for. Second, we have great, long-standing relationships across our industry. Third, because of the volume of projects we complete each year and our large company size, we have greater purchasing power than smaller companies can offer.
So, You Do Residential AND Commercial?
Yes. Long ago, we were just a residential roofing company. Through vision, grit, hard work, and outstanding customer service, we’ve grown into a multi-divisional company. We can handle projects of virtually any scale, including residential roofing and siding, commercial roofing and siding, multi-family roofing and siding, and HOA roofing and siding work. Additionally, we have expertise in soffit and fascia installation and repair, replacement window installation, entry door replacement, and gutter installations for both our residential and commercial customers. If it goes on the exterior of a building, chances are we can help!

There are far too many to name across our breadth of services. That said, we’re proud of our experience-driven selection. We know home exteriors and we KNOW Chicagoland. Ultimately, we help our customers get the most value and protection possible to suit their needs and budget.
From well-known premium brands like CertainTeed for asphalt shingles and vinyl siding, James Hardie for fiber cement siding, LP SmartSide engineered wood siding, AZEK trim for PVC siding and trim, to select “luxury” brands like Brava and DaVinci who make high end synthetic composite roofing products. For replacement windows and doors we tend to install a lot of tried and true Pella, Andersen, Marvin, Simonton, Therma-Tru, and ProVia products. Since roofing is a considerable part of our overall business, we naturally install and repair more than our fair share of VELUX skylights and sun tunnels.
On the commercial roofing side of the house we tend to go with brands like Elevate, GAF and MuleHide for flat roof and low-slope roofs. At the end of the day, we have worked with just about everything that’s high quality that goes on the exterior of a home or commercial property.
It’s also worth noting that we have installed Malarkey, Atlas, Tamko, IKO, GAF, and Owens Corning asphalt shingles on roof repair jobs to get an exact match to the existing shingles and for custom home builders who specify one of these brands.

What types of repairs does Apex Exteriors perform?
We handle all types of home exterior repair work for our customers… if you have an issue with the exterior of your home we most likely have seen it before and have successfuly repaired the issue. The most common repairs we perform are without a doubt, roof repair related. Ranging from missing asphalt or cedar shingles from a windstorm to fixing and replacing a particular section of the roof that needs work but doesn’t warrant a complete roof replacement. Other common roofing repairs we see out in the field would be sealing, caulking and even replacing exhaust vents as these are common issues for water leaks to develop. Another frequent component we tend to make a sizeable number of roof repairs on would be metal flashing, step flashing or vent and pipe flashing. These are critical components underneath the actual shingles whose primary job is to keep water moving away from susceptible areas that could cause wood rotting, water intrusion and ultimately much more extensive and expensive damage. Last but not least, would be replacing pipe boots as they are made from rubber/synthetic material and over time they do dry out and become brittle and thus become a source for leaks to penetrate.
Siding repairs are also very common jobs we get called on to perform for our customers. Not surprisingly, wind and hail damage are the most common culprits to warrant siding repairs but we’ve also seen our fair share of vinyl siding being melted from a grill that was too close to the side of the house, broken or rotted cedar, vinyl or fiber cement siding damage due to impacts from golf balls, baseballs and even weedwhackers that damage the bottom course of the siding. Damage from pests, especially to cedar siding is another common source for siding repair work.
Broken, misaligned and flat-out missing gutters are another area of the home that we do a lot of repairs on. It is quite common to field calls where a homeowner realizes after a rainstorm that they have leaking gutters, gutter downspout problems or just general gutter issues that need to be addressed. The worst scenarios tend to be basement or crawlspace flooding events caused by gutter system problems that have been neglected. It’s vitally important to regularly check that your gutters are doing their job as failing to fix gutter problems on your home today can quickly escalate to very expensive home repairs tomorrow.
Last but not least would be general exterior work including fascia and soffit repairs. Another common exterior issue that we do a large quantity of repair jobs on year in and year out are related to trim, broken or missing soffit and rotted or damaged fascia boards. Our climate and weather patterns are brutal on our homes and many of these repairs tend to be related to wind events or older cedar trim, soffit and fascia that have been neglected and just needs some TLC. Another common culprit to these repairs in our area being needed are from pests like woodpeckers, carpenter bees, carpenter ants, bats and squirrels. We also tackle plenty of other “miscellaneous” repairs for homeowners on items like cupolas you see commonly on barn roofs, gable vents, columns or posts, decorative brackets and corbels, shutters, rotted windowsills, and even portico and porch ceilings.
