A Leak Initially Thought To Be A Siding Issue
The signs pointed to Kim’s siding as the culprit. But she needed a professional opinion and a professional solution. So she called a few exterior home remodeling companies for consultations.
Apex Exteriors was among the companies she called.
When we met with her, we inspected the siding based on her initial thoughts.
However, we also inspected part of her roof. We suspected a deeper issue and proposed a solution to Kim.
After we left, we didn’t hear from Kim for almost a full year.
A Failed Solution From A Different Contractor
In the meantime, Kim had chosen another contractor to fix the leak in her home. They’d found part of the problem, but the solution wasn’t exactly the best our community had to offer.
To stop the leak, the contractor taped up part of the roof – and that was that. They were gone, and Kim was left with the same issue she had started with because the leak persisted.
Kim eventually left town later in the year, spending the winter in a bit warmer climate.
And when she returned home to Chicago, IL, the leak was there to greet her.
One Year Later…
About a year after first speaking with Kim, we received another phone call. She’d decided to have us come out to repair her home and stop this pesky leak.
We scheduled a date to visit Kim’s home and deal with the problem once and for all.
The roof-to-wall flashing was the actual culprit and would need to be repaired. That is also when we discovered what the previous contractor had done. It simply looked like brown duct tape – not a solution we’d recommend.
It not only looked like the tape had failed, but the initial pictures we’d taken on our first visit also showed more damage – time always takes its toll when it comes to water leaks.
A Leaking Issue Finally Solved
To resolve the leaking problem, we had to start by removing some of the panel siding. We then had to remove the trim boards in the affected area. After which, we installed new flashing.
Then, we properly sealed everything and installed new siding and new trim.
While our proposal and solution were more extensive, they would solve the issue once and for all.
Kim appreciated the certainty.
When we were done with our work, the leak that had been Kim’s headache for a year was finally resolved. She was thrilled!
